North Bay Mold Remediation connects Marin and Sonoma property owners with local mold remediation contractors who contain, remove, and clean up mold and fix the moisture problem that caused it.
What people mean by "black mold"
Many molds are dark green, gray, or black, and "black mold" has become shorthand for any of them. You can't identify a species by its color, and the answer doesn't change the job: fix the water and remove the growth. We don't use scare language about mold, and we can't tell you whether mold is affecting your health. If you're worried about symptoms, your doctor is the right person to ask.
When to call a professional
The EPA's homeowner guidance says you can generally handle a moldy area smaller than about 10 square feet yourself, once the water problem is fixed. Call a professional when:
- The growth covers more than about 10 square feet, or keeps coming back after cleaning
- You can smell mold but can't see it, which often means it is inside a wall, under a floor, or in the crawl space or attic
- The mold followed a flood, a sewage backup, or contaminated water (see post-flood mold)
- You suspect mold in the heating or ventilation system
- The house was built before 1980 and removal means cutting drywall, texture, or flooring that could contain asbestos
How professional removal is done
The contractor sets up plastic containment around the area and runs an air scrubber with a HEPA filter to keep the space under negative pressure, so disturbed spores are pulled through the filter instead of drifting into the rest of the house. Moldy porous materials, like drywall, insulation, and carpet pad, are cut out, bagged, and removed. Studs, joists, and sheathing are cleaned, often by HEPA vacuuming and wire brushing or sanding, then wiped down. The area is dried to normal moisture levels before anything new goes in.
The EPA notes that killing mold isn't enough, because dead mold can still cause allergic reactions. It also does not recommend bleach as a routine cleanup practice. A proposal that relies on spraying a product, with nothing removed and no moisture fix, deserves a second opinion.
Common places we see it in older North Bay homes
- Bathrooms without a working fan, especially ceilings above the shower
- Closets and corners on north- or shade-facing outside walls, where the wall surface stays cool and condensation collects
- Around single-pane and aluminum windows, where winter condensation runs down into the sill and wall
- Under sinks and behind dishwashers and refrigerators, from slow supply or drain leaks
- Ceilings below a roof or skylight leak after the first heavy storms
Marin's median home dates to the mid-1960s, so many houses still have original windows, minimal insulation, and bathroom ventilation that falls short of today's codes. Those conditions favor surface mold even without a major leak.
After the removal
Before the drywall goes back up, we recommend an independent clearance test by a firm that didn't do the removal. For larger projects, see our overview of full mold remediation, and for questions about testing before work starts, see mold inspection and testing.
Local details for your area are on our San Rafael, Mill Valley, Novato, Larkspur, and Guerneville pages.

- Mold Clearance Testing → Independent post-remediation testing that confirms the job is done before walls close up or tenants move back in.
- Crawl Space Mold Remediation → Mold on joists, subfloor, and sill plates under raised-floor homes, plus the drainage and vapor fixes that keep it from returning.

- Musty Smell & Hidden Mold Investigation → Tracking down the source of a musty odor when no mold is visible, from wall cavities to crawl spaces and ducts.
- HVAC & Duct Mold → Mold in furnace cabinets, air handlers, and ductwork, coordinated with an HVAC contractor where equipment work is needed.
- Plumbing Leak & Under-Sink Mold → Mold from slow leaks under sinks, behind dishwashers and toilets, and around water heaters and washing machines.
- Rental Mold Inspection & Remediation → Mold in rentals for landlords and tenants: visible mold as a substandard condition under state law, code enforcement, and documentation.
- Home Sale Mold Inspection → Mold inspections during escrow, since termite reports exclude mold, plus remediation before listing or closing.
- Commercial Mold Remediation → Mold remediation for offices, retail, multi-unit buildings, and property managers, scheduled around tenants and operations.
- Mold Air Quality Testing → Air sampling and ERMI-style dust testing, what the lab report can and cannot tell you, and when testing is worth paying for.
Frequently asked questions
Is black mold more dangerous than other mold?
Color doesn't tell you the species, and the species doesn't change how mold should be removed. The EPA and CDC treat all indoor mold growth the same way: fix the moisture and remove the growth. If you have health questions, talk with your doctor.
Do I need to know what kind of mold it is before removal?
Usually not. The EPA says that in most cases, if mold growth is visible, sampling is unnecessary. Testing can make sense for a sale, a rental dispute, or as clearance testing after the work, but it should not delay fixing a leak and removing visible growth.
Can mold on drywall be cleaned instead of replaced?
Light surface growth on painted drywall can sometimes be cleaned. If the drywall is soft, stained through, or has been wet for a while, or if the growth continues on the back side, it is normally cut out and replaced. Mold on framing lumber can usually be cleaned and dried rather than replaced.
How long does mold removal take?
A single wall or closet is often a day or two of removal work, plus drying time. Larger jobs, or jobs that need asbestos testing or abatement first, take longer. Rebuilding drywall and paint usually comes after the area has been dried and, ideally, cleared by an independent test.
