North Bay Mold Remediation connects Sebastopol homeowners, landlords, and buyers with local mold remediation contractors for crawl space mold, mold in walls and bathrooms, and cleanup after flooding near the Laguna. The town and the orchard country around it hold some of the older housing in Sonoma County, and older houses tend to hide moisture in places nobody looks.

Common requests include crawl space mold remediation, wall and drywall mold removal, mold inspection and testing, home sale mold inspection, and mold after water damage or flooding for low-lying properties.

Older houses on the edge of the Santa Rosa Plain

Sebastopol incorporated in 1902 and grew on the Gravenstein apple trade, and the 1906 earthquake destroyed most of its early buildings, which were then rebuilt. The city describes its housing as ranging from roughly century-old Craftsman bungalows and farmhouses to newer subdivisions, apartments, and condominiums. Census estimates (ACS 2020 to 2024) put the median year built for Sebastopol homes at 1975, so a large share of the town predates 1980.

That age shows up in predictable places:

  • Crawl spaces. Older raised floors often have bare soil, little ventilation, and original wood framing. Damp soil keeps joists and subfloor humid through the winter, which is how growth starts on the wood above.
  • Bathrooms. Some older baths were built without exhaust fans, or with fans added later that vent into the attic instead of outside. See bathroom mold removal.
  • Additions and conversions. Rooms added to farmhouses over the decades often sit on different foundations, with flashing joints and slab edges where water gets in.

Because so many homes are pre-1980, tear-out may disturb asbestos in drywall joint compound, textured ceilings, or older flooring. Testing may be needed before demolition, and asbestos work needs a C-22 license or CSLB asbestos certification plus DOSH registration.

Rain, fog, and orchard shade

The city puts Sebastopol's average rainfall at about 36 inches a year, concentrated from December through March, a bit more than Santa Rosa a few miles east. West county is also open to marine air and fog moving in from the coast, and rural lots around town carry orchards, redwoods, and streams. Shade, damp soil, and cool nights slow how fast siding, decks, and crawl spaces dry after a storm. These are mechanisms rather than mold statistics, but they explain why a house in the redwoods toward Occidental or Graton can stay damp underneath long after town has dried out.

The Laguna de Santa Rosa and east side flooding

The Laguna de Santa Rosa is the wide wetland on Sebastopol's eastern edge, and it floods in most wet winters. When it does, it can close Highway 12 and inundate low-lying homes and businesses on the east side of town; a 2019 flood reached the Barlow, which is built on the Laguna floodplain. Laguna water usually rises slowly and can stay for days, so wet materials often sit longer than the EPA's 24 to 48 hour drying window. Floodwater can carry contaminants, which is why soaked drywall, insulation, and carpet are generally removed rather than cleaned. Our mold after water damage or flooding page covers the steps.

Rental complaints in Sebastopol

Inside city limits, the City of Sebastopol's Building and Safety division handles code enforcement, including substandard housing. The city advises tenants to raise problems with the landlord or property manager first and then request a code compliance inspection if the issue isn't resolved; the city's page also points mold questions to the Sonoma County health department. Homes outside the city, in Graton, Freestone, or Occidental, are unincorporated and fall under Permit Sonoma's Code Enforcement section. Under state law (HSC 17920.3, as amended by SB 655), visible mold can make a rental substandard. See rental mold inspection and remediation.

Licensing and testing

California has no mold-specific license. Any job of $1,000 or more needs a CSLB-licensed contractor, commonly a B General Building or C-61/D-64 license; check at cslb.ca.gov. Ask for clearance testing by a firm that did not do the work. During a sale, note that a termite (WDO) report excludes mold, and that under B&P 7197 a home inspector's company may not do paid repairs on a home it inspected in the past 12 months.

Frequently asked questions

Why does my Sebastopol crawl space smell musty every winter?

Usually because the soil under the house stays wet from December through spring and the space has little ventilation. Humid air condenses on cool framing and subfloor, and mold can grow there. Fixing drainage and adding a vapor barrier are often part of the real fix, along with cleaning any growth.

Does my older home need asbestos testing before mold removal?

If the home was built before 1980 and the work involves cutting drywall, removing textured ceilings, or pulling up old flooring, testing may be needed first. Asbestos work requires a contractor with CSLB asbestos certification or a C-22 license plus DOSH registration.

Who handles a mold complaint in a Sebastopol rental?

Inside city limits, the City of Sebastopol's Building and Safety division handles substandard housing complaints after the tenant has asked the landlord to fix the problem. Outside city limits, Permit Sonoma's Code Enforcement section handles them.

Is mold testing needed if I can see the mold?

Often not. The EPA says that when mold is visible, sampling is usually not needed to decide to remove it. Testing is more useful for finding hidden mold, for a sale, or for clearance after remediation.
