North Bay Mold Remediation connects Windsor homeowners, buyers, and landlords with local mold remediation contractors for leak-related mold, attic and bathroom mold, and testing before a sale. Windsor's housing is younger than most of Sonoma County, and that shifts where mold starts.
Typical requests include plumbing leak and under-sink mold, attic mold remediation, musty smell and hidden mold investigation, home sale mold inspection, and mold air quality testing.
A young town with aging subdivisions
Windsor was farmland and a small unincorporated community for most of its history. It grew roughly fivefold in the 1980s as subdivisions spread north of Santa Rosa along Highway 101, and it incorporated as a town in 1992. A New Urbanist downtown around the Town Green followed from the 1990s, and voters adopted an urban growth boundary in 1998. Census estimates (ACS 2020 to 2024) put the median year built for Windsor homes at 1993.
Younger homes are less likely to contain asbestos, but they are not mold-proof. Homes from the 1980s through the 2000s are now 20 to 45 years old, and that is when original components start to fail:
- Water heaters, toilet supply lines, and washing machine hoses
- Shower pans and tub surrounds that have been leaking slowly into the subfloor
- Window flashing and stucco or siding details that let water into wall cavities
- Original roof coverings, especially around vents and valleys
Slow leaks are the main source of hidden mold. A stain at the base of a wall, a warped floor near a bathroom, or a musty cabinet under a sink usually means water has been there for a while. Fix the leak first; then the damaged material comes out and the framing is dried and cleaned.
After the Kincade Fire evacuation
In October 2019 the Kincade Fire forced evacuation orders covering most of Sonoma County, about 190,000 people, and Windsor was among the communities emptied. The fire reached the town's eastern edge and destroyed homes east of Windsor, including along Faught Road and Shiloh Ridge, but news reports at the time said no homes inside the town were destroyed.
Smoke and ash cleanup is a separate trade from mold remediation, and we do not cover it here. The mold lesson from an evacuation is simpler: houses left closed for days or weeks, sometimes with the power out, can hide a leak that nobody saw until it had soaked a cabinet or floor. If your home sat empty during an evacuation or a long trip, check under sinks, around the water heater, and behind the washer when you get back.
Windsor Creek and winter water
Windsor Creek starts near Healdsburg, runs through town, and drains to the Russian River. The Town of Windsor has built flood-control work along it, including a flood bypass and a detention basin at Hiram Lewis Park, as part of its drainage planning. Even so, low lots and yards that drain toward a house can send water into crawl spaces and garages during big storms. If water got in, the EPA advises drying materials within 24 to 48 hours to prevent mold growth. See mold after water damage or flooding and crawl space mold remediation.
Rentals, sales, and testing
Windsor is an incorporated town, so rental housing complaints within town limits go to the Town of Windsor's own building or code enforcement staff rather than to Permit Sonoma. Under state law (HSC 17920.3, as amended by SB 655), visible mold can make a rental substandard. For buyers, a termite (WDO) report excludes mold, so a separate mold inspection is worth considering if you see staining or smell mustiness during a showing. Under B&P 7197, a home inspector's company may not do paid repairs on a home it inspected in the past 12 months, which is one more reason to keep testing and remediation separate.
California has no mold-specific license. Any job of $1,000 or more needs a CSLB-licensed contractor, commonly a B General Building or C-61/D-64 license; check at cslb.ca.gov. Ask for mold clearance testing by an independent firm.

Mold remediation in Windsor
- Mold Remediation → Containment, removal, and cleanup of mold growth in homes and rentals, following the IICRC S520 approach, with the moisture source fixed first.
- Mold Removal & Black Mold Removal → Removing visible mold, including dark-colored growth people call black mold, from walls, ceilings, framing, and contents.
- Mold Inspection & Testing → Visual inspection, moisture mapping, and air or surface sampling to find hidden mold and its water source.
- Mold Clearance Testing → Independent post-remediation testing that confirms the job is done before walls close up or tenants move back in.
- Crawl Space Mold Remediation → Mold on joists, subfloor, and sill plates under raised-floor homes, plus the drainage and vapor fixes that keep it from returning.
- Attic Mold Remediation → Mold on roof sheathing and rafters from leaks, bath fans venting into the attic, and poor ventilation.
- Mold After Water Damage or Flooding → Drying, tear-out, and mold remediation after leaks, burst pipes, and Russian River and creek flooding.
- Bathroom Mold Removal → Mold in shower walls, behind tile, under floors, and on ceilings from leaks and bathrooms without working fans.
- Wall & Drywall Mold Removal → Cutting out and replacing moldy drywall and insulation, and finding the leak or condensation behind it.
- Musty Smell & Hidden Mold Investigation → Tracking down the source of a musty odor when no mold is visible, from wall cavities to crawl spaces and ducts.
- HVAC & Duct Mold → Mold in furnace cabinets, air handlers, and ductwork, coordinated with an HVAC contractor where equipment work is needed.
- Plumbing Leak & Under-Sink Mold → Mold from slow leaks under sinks, behind dishwashers and toilets, and around water heaters and washing machines.
- Rental Mold Inspection & Remediation → Mold in rentals for landlords and tenants: visible mold as a substandard condition under state law, code enforcement, and documentation.
- Home Sale Mold Inspection → Mold inspections during escrow, since termite reports exclude mold, plus remediation before listing or closing.
- Commercial Mold Remediation → Mold remediation for offices, retail, multi-unit buildings, and property managers, scheduled around tenants and operations.
- Mold Air Quality Testing → Air sampling and ERMI-style dust testing, what the lab report can and cannot tell you, and when testing is worth paying for.
Frequently asked questions
My Windsor home was built in the 1990s. Can it really have mold?
Yes. Newer homes are less likely to have asbestos, but leaks from water heaters, supply lines, shower pans, windows, and roofs cause mold in houses of any age. Many Windsor homes are now old enough for original components to start failing.
Should I test for mold before buying a home in Windsor?
It is worth considering if you see staining, smell mustiness, or the inspection report notes a leak. Termite reports exclude mold, so mold is not covered unless you order a separate inspection. The EPA notes that if mold is visible, sampling is usually not needed to decide to remove it.
Is smoke damage from a wildfire the same as mold?
No. Smoke and ash cleanup is a different trade with different methods. Mold needs moisture. After an evacuation, the mold risk comes from leaks that went unnoticed while the house was empty.
Who should do clearance testing after remediation?
Ideally a firm that did not do the remediation. California does not require independent testing for mold, but a separate tester gives you a second opinion from someone who was not paid for the cleanup.
